Semi-Custom Homes

Whenever an individual is considering building a home, it is important to keep in mind that there are three types of homes available. There are production homes, or homes built by a large builder for a large scale development; custom homes, where an individual selects an architect, a lot, and a builder for a home built completely to their tastes; and semi-custom homes, homes that combine features of both of the other two groups.

Semi-custom homes combine characteristics of ready-built and custom-built homes. Like production homes, they often use pre-existing floorplans or ready-designed model homes. The difference is that they are more flexible regarding design changes, including changes that require engineering and building department approval. Because of this, individuals have an enhanced opportunity to modify and to customize the interior and exterior features as well as the volume or structure of their new home.

Beginning with an existing plan frequently helps customers feel confident that the end product will reflect what they need and want. Revising an existing plan is faster and less expensive than creating a new set of blueprints from scratch.

This sort of home requires more time to build than a production home but less time than a pure custom home. The same can be said for cost. A semi-custom home is less expensive than a custom home but more expensive than a production home.

The biggest benefit of a semi-custom home is in the opportunities for personal touches and changes to a plan.
