Pre-Settlement Walk Through

The day has finally come that your new home is done being built and is no longer a dream on a piece of paper. While it is very exciting, it is important to conduct a pre-settlement walk through of the home. This is an opportunity for the owner and builder to walk through the house to conduct a last inspection. It allows the new owners to learn how the new home works and to identify anything that needs to be corrected or adjusted.

In addition to being beneficial to the new home owners because of the opportunity to correct problem, it gives the builder an opportunity to walk through the house and inform the buyers of:

  • What the owners needs to do for maintenance and upkeep
  • Warranty coverage and procedures

The opportunity for the builder to show the owners how the house operates is quite possibly the most important part of the walk through. Now, whenever people move into a new home, they have a whole mess of instruction manuals to read. Most people do not have the time to read through every instruction manual for every new appliance. The builder will show the new owners how to operate the major components of their house such as the kitchen appliances, the heating and cooling systems, the water heater, and any other important appliances in the house.
