In addition to the lot’s orientation, size, and terrain, there are other things to consider when picking out the lot for your dream home. Be sure to ask a lot of questions to ensure you get exactly what you want.

A home’s view is very important. A home doesn’t get a view unless the lot is located properly to afford a view. In some neighborhoods, there are tracts of undeveloped land that may or may not be developed in the future. If you buy a lot with the idea that the meadow across the street or down the hill in the back provides a nice view, be sure that the meadow will remain a meadow and not end up as a shopping center in the future.

The lot’s overall location is important, but so is the location within the subdivision or neighborhood. People who want to make a quick getaway in the morning on their way to work and not stop at 50 stoplights should probably not choose a lot in the back of a subdivision. Conversely, those with small children who are concerned about traffic would probably do better with a lot at the back of the neighborhood or at least on a street that doesn’t go through. Cul-de-sacs are ideal for people with children.

A lot’s shape is the last important detail to consider. Lots are available in a variety of shapes, some regular, others irregular. Some are even available in a flag shape. Flag lots are increasingly popular near water or in a rural setting. Unfortunately, in a typical suburban location, this type of lot could mean sharing a driveway with one or more neighbors. In addition, your house could be sitting directly behind a neighbor’s house.
