Choosing a Custom Builder for Your Home
The process of building a home is long and complex, but the large investment of time and money involved means you should be very careful to do it right. One of the first, and most important steps in the process is selecting a quality home builder. Who you entrust the building of your future home to can make all the difference in the world, not only for your pocketbook, but for your peace of mind as well.
In order to choose a good home builder, you need to ask questions. It is your responsibility and your right to thoroughly investigate each potential company before selecting one. A good person to go to first is your real estate agent. Ask him or her about the builder’s reputation in the real estate market. Are they reliable? Fair? Ask your agent to help you do some research if you would like more information.
There are also several things you can do on your own. To begin with, ask the builder for the location and addresses of homes they have built in the past. Builders will usually be glad to “show off” their handiwork. Many will also have a list of references you can contact. Be careful, however, since even sub-par builders will usually have a few good jobs they can use as references. Take everything with a grain of salt. Once you have the information, go visit the houses. Look at the style of the houses and at the materials used. If possible, talk to the homeowner and ask them about their experience with the builder, and if they are satisfied with the home they ended up with. Also consider visiting some of the builder’s construction sites and talking with his subcontractors. Ask them for their impression of him – his ethics, quality standards, etc.
