Before You Start Building Your Dream Home
Building a home is an exciting process. To make sure everything goes smoothly, there are several items which need to be done in advance.
Plan a budget. How much can you afford to spend? How much will your new home cost? Generally, you will need to acquire a mortgage and construction loan. Once you know the costs, you will be able to adjust your plans accordingly.
Next, you should choose your location. The lot must come before floor plans can be selected. Factors which should be investigated include drainage, soil condition, and zoning and building codes in the area.
Assemble a good team of experts. Members will include a builder, excavator, surveyor, and architect or home designer. It is common to begin by selecting a builder or contractor who will hire the architect but not necessary.
When selecting a plan you have two options, custom or a stock plan from a catalog. With a stock plan, minor modifications can be made in room size, window style or other details. A custom-designed home is specifically created by a licensed architect for the family.
Lastly, a contract must be negotiated. It should be signed and dated by both the architect or designer and builder and contractor. The contract will list all the parts to be included in the house, describing the project in detail. If changes are made at a later date, make sure to amend the contract.
